In a commercial real estate deal in NJ, who pays the commission?

Question by kavemonsterman: In a commercial real estate deal in NJ, who pays the commission?
we may be entering into a commercial deal with a landlord who is also the Realtor who listed the property.
I’m a newly minted Realtor, the space is for my fathers business.
It was my belief that the the commission for a commercial deal like this was paid by the Landlord. However he listed it on the MLS as a residential space, though it is clearly commercial.
We haven not signed anything yet, but he is claiming a few thousand in commissions that would be due to him after signing.
Is this conduct incorrect.

Answer by Landlord
It is often divided, you need to talk to the owner, work out the contract. If you can’t handle it maybe dad should get someone else. You are supposed to be negotiating the deal.
Additionally all commissions are split 50/50, so yes, he is going to be getting a pay check, half the commission.
