Question by The Boom System: Commercial real estate vs. house rental properties?
I have a 70k 800 sq. ft. office building in decent shape on second floor and in a decent location vs. a 60k rental house that is 1,300 sq. ft. My partner and I are looking to invest 20k on one of these properties 4 years from now. Are we crazy to invest in real estate with this amount of money, and what would be the better investment?

No you are not if someone sells you a property with k down. While I don’t know the city & state you are looking in, here in California you would get more rent on the k (1,300sq.ft.) house than the k (800sq.ft.) office building. Disadvantages: tenants in rental homes turn over more often, but then vacancies in office buildings last longer and are harder fo fill.
