Alphabet Soup? Nope, Those are Real Estate Agent Designations!
What do the letters behind a real estate agent’s name stand for? Real estate agents, like doctors, lawyers, and other professionals can ear designations, certifications, and other credentials. These are usually shown by putting a series of initials after the agent’s name. The most common designations and certifications are: Broker, REALTOR, e-Pro, CHMS, GRI, ABR, and CRS.
What does an agent have to do to obtain the designation or certification?
e-Pro requires an agent take a class on basic computer skills. It has no real estate content, but ensures your agent can use email and the web. It should really be a bare minimum bar for the technology aptitude of your agent.
REALTOR is the one of the easier credentials to obtain (but one of the hardest to live up to). A REALTOR is a real estate agent that belongs to the National Association of REALTORS and agrees to follow the Realtor Code of Ethics. You can read

I’m thinking about getting my real estate agent’s license and was wondering if working at Century 21 would be a good career choice. Any suggestions/opinions?

Congratulations on your decision! This is the greatest career on earth if you ask me. But I recommend that if you have a college degree, that you study for, and get, your broker’s license, which is the top-of-the-top licenses and you can open your own boutique firm and keep all your commission. That’s why I am a broker/owner, but I initially did work for other firms. I learned finally the hard way! Now I will never go work for someone else because legally I don’t have to.
But if you don’t have a college degree, that’s OK. Study for and get your salesperson’s license. Then very CAREFULLY research any and all firms. There are a lot of fees in some of these “big brand” franchise firms. Why should you pay those?
Here is what you can ask during interviews:
What is the highest commission split that you can offer a new licensee? (Try for 80-85%)
What do you charge for E&O insurance? (this is a big rip off, so it better not be more than or 0 per deal, no more!)
Do you charge a franchise fee per deal?
Do you charge an admin fee per deal?
Do I buy my business cards?
Do you charge a monthly “desk fee”? (such an old school b.s. fee!)
I personally believe that the franchise business model as you see it today is fading very fast. These firms have to charge you these nickel and dime fees per deal to pay their rent (all out of YOUR side of the commission, on top of their split portion). I think you will continue to see a huge movement toward “virtual offices” where you mostly work at home and may get limited support, but you get to keep more of the money you earn.
If you want to be connected to a big firm just to try it, please be careful. Some will only do a 50/50 split in your first year and charge you for training and still have all the nickel and dime fees. In this case, find the franchise that treats you the best and learn all you can in one year, then move on to something more equitable for you.
Good luck!

banned lingerie ad featuring Kylie Minogue gyrating on a mechanical bull has been voted the sexiest cinema ad of all time. The poll, conducted by UK mob Digital Cinema Media, has drawn renewed interest to the 2001 ad, which was only screened in cinemas following complaints from UK TV viewers due to its raunchy nature. Pimping lingerie label Agent Provocateur in the ad, Kylie has an apparently enjoyable romp on the bull before asking the men in the audience to stand up afterwards – attempting to prove that Agent Provocateur is the sexiest lingerie in the world. Check it out for yourself: Warning – not for the light-hearted!

How much commision do commercial real estate agent make and do they make more then residenyial agents?
May 17th
Question by nickhinkle: How much commision do commercial real estate agent make and do they make more then residenyial agents?
At first i was thinking of becoming a residential real estate agent but then, someone told me about commercial real estate and i was wondering would that be a better career choice and does it work the same as residential. If so, that would be major commision on a million building and that would be a better route i would love to take.

My father is a commercial real estate broker and he has definetly made a very successful living off of it. I dont know exactly how much comission he makes, but I have heard he has made 4 million before on one building, I dont know if that is the highest he has made on one building though. He has sold 70 million dollar buildings before. It definetly makes you much more than residential real estate. And the market doesnt get bad for commercial. It is a better market and a smarter choice.

What can a real estate agent and broker require you to sign in a real estate deal?
May 12th
Question by Lisa L: What can a real estate agent and broker require you to sign in a real estate deal?
I am in escrow on some property in which the seller and his real estate agent were not very forthcoming in their disclosure statements. Through a third party I found out some things about the property that are detriments (such as occassional flooding) but I am willing to overlook them and still purchase the property. I have released all my contingencies and we have a close date set.
My real estate agent happened to tell the seller’s real estate agent that we found out some of these things on the property – most importantly about the flooding – and now the selling real estate agent wants me to sign a bunch of documents listing out what I found out as if she had told me about them. I don’t want to do it – it took considerable effort for me to uncover these issues and I have already signed off on contingencies. I don’t think I need to also let her off the hook as if she had disclosed these things to me – she did not. Can the realtor force me to sign these?
I am asking if a real estate agent can legally force me to sign informal and misleading documents in order to progress with the purchase? The seller and I have already signed all legal documents as outlined in our legal contract.
Best answer:
Answer by Faye H
Let her off what hook? If you’re still willing to purchase the property, even after knowing all the things that are wrong with it, where’s the hook? Unless you’re planning on suing one of them after the deal is closed.
If you don’t want to sign them, then don’t sign them but you’re likely to end the sale and possibly lose your earnest money in the process since you’ve already released all your contingencies.
I’m not sure what you are trying to accomplish by not signing them.
