After the sale of a home, let’s say a real estate company gets 3%. What percentage of that 3% does the agent typically get from the broker if the agent made the sale? This should be answered preferably by an agent, and in California if that makes a difference! What would be an ideal percentage of that 3% for new agents, and when should an agent get a raise?

That varies greatly by brokerage but not by state. In other words, the state you are in does not affect the amount of money you make.
Some brokerages give the agent 100% (of the 3% commission), but then there are usually lots of fees to pay – desk fees, processing fees, etc. In some cases, these can run 00 a month if you sell a house or not.
Other brokerages give you only 50% (of the 3% commission) and don’t have so many fees. They might charge a technology fee and a MLS membership fee, but it is generally under 0 per month. Many of these will step up this percentage at specified sales levels (like if you sell 8 homes a year or more).
Then there are all kinds of arrangements inbetween.
Some brokerages also provide residuals and extra incentives for mentoring and bringing new agents into the brokerage.
Keep in mind that about 80% of people who become real estate agents end up washing out of the business. The overall average of homes sold per year is only 1. That means there are lots of licensed agents out there that are not selling any homes at all.

If you are a commercial loan originator you know how vital it is to protect your fee and your livelihood. Commercial broker fee agreements are vital to your ongoing success. Nothing hurts quite like going through the entire process of underwriting a commercial mortgage all to not get paid the fee you deserve.
We have learned this lesson the hard way. And have had loans where we didn’t get paid a dime, only a portion or had to get a lawyer involved and go through a long and painful process to get paid.
Have you heard a lender or bank say something like “well we don’t really have a formal fee agreements with brokers, but we’ll pay you a point outside of escrow”? If the hairs on the back of your neck don’t stand up, than you haven’t been screwed yet and are probably are just getting started as a commercial loan broker.

I have been in the search for a commercial broker with a 750k+ book of business. I have tried numerous sites like monster, ect… but have had no luck. Anyone else have any good suggestions?

What can a real estate agent and broker require you to sign in a real estate deal?

Question by Lisa L: What can a real estate agent and broker require you to sign in a real estate deal?
I am in escrow on some property in which the seller and his real estate agent were not very forthcoming in their disclosure statements. Through a third party I found out some things about the property that are detriments (such as occassional flooding) but I am willing to overlook them and still purchase the property. I have released all my contingencies and we have a close date set.
My real estate agent happened to tell the seller’s real estate agent that we found out some of these things on the property – most importantly about the flooding – and now the selling real estate agent wants me to sign a bunch of documents listing out what I found out as if she had told me about them. I don’t want to do it – it took considerable effort for me to uncover these issues and I have already signed off on contingencies. I don’t think I need to also let her off the hook as if she had disclosed these things to me – she did not. Can the realtor force me to sign these?
I am asking if a real estate agent can legally force me to sign informal and misleading documents in order to progress with the purchase? The seller and I have already signed all legal documents as outlined in our legal contract.

Let her off what hook? If you’re still willing to purchase the property, even after knowing all the things that are wrong with it, where’s the hook? Unless you’re planning on suing one of them after the deal is closed.
If you don’t want to sign them, then don’t sign them but you’re likely to end the sale and possibly lose your earnest money in the process since you’ve already released all your contingencies.
I’m not sure what you are trying to accomplish by not signing them.

Shinseki Real Estate Investment Group, Minatoku, Tokyo
Gordon & Glaever, London
Golden Shower Real Estate, Shanghai

I’m changing careers and would like to get involved with a large firm where I could learn first hand about the commercial real estate industry. How do I get a broker to teach me? are brokers/ceos/owners usually agreeable to it? or do they not find the time for it. I would of course be looking to work for this particular firm and bring revenue/contribute to the the growth of the company.

Agent works for a broker and has less requirements to get licensed. A broker can do anything real estate related, including loans in California and commercial real estate. As to which is better, it depends on you and what you like.
