While investing in commercial real estate, investors have to be very careful taking many precautions, checking and verifying all documents and making sure that they have invested wisely. They have to take adequate precaution to ensure that their investment is secure too and not be subject to fraud or deceitful intent of malicious persons.
What Is Deceitful Intent?
Deceitful intent is any kind of deceit or a breach of confidence or distortion of facts, by which a person tries to gain unjust, mendacious advantage over another person. It is a means by which facts are knowingly misrepresented or stated intending to deceive a person with disregard for the truth and where the victim unaware of the malice believe the facts and acts to his or her discredit.
Investors who are purchasing property with tenants, going to rent a property, or going to offer a lease option should be extra careful in closing any deals and must beware of deceitful intent.

I will be buying a house in the next six months. I have a couple of real estate brokers who have been recommended by family friends and colleagues. How many real estate brokers should I be talking to?

A couple is good, and if they have been referred to you as good ones, all the better. Just use those 2, let them work for your business. Competition never hurt anyone.

What city has the best career prospects to for commercial real estate brokers?

Question by Bryan D: What city has the best career prospects to for commercial real estate brokers?
I’m a college student in Hawaii who wants to become a commercial real estate broker.. I don;t know if i should stay in honolulu or head back to the mainland where i am from.. Would I find it easier to break into the business in a major city in California? With a college degree in finance and a desire to succede what are my chances for success in this industry? Also what are some other careers in commercial real estate?

Hi here’s my opinion on where commercial real estate will be booming.
1. Austin,Houston,Dallas, Texas
2. Jacksonville,Panama City,Florida
3. Las Vegas,Nevada
You need to be near major cities like these that I feel haven’t peaked yet, especially in texas and florida. I would steer clear of California, too over priced.
If I were you I’d also consider investment banking in NYcity, some of these guys make 0,000 just in bonuses. Best of luck man.

Is there a range of commissions or fees most commercial real estate brokers use? For example residential real estate varies but is between 5-7% depending upon the area of the country.
Could someone provide a rough outline of commercial real estate broker pricing?

In CA the standard commission is 10%. I would assume elsewhere it is about the same, but I do not know for sure.
